Downtown Simpsonville Skips the Trial Run on Curtis Street

The storefront at the corner of Curtis and Hedge Streets sat quiet for most of this year. Koinophobic Boutique had closed, the windows were papered over, and the building waited for whatever came next the way empty downtown buildings do everywhere. What's coming next is a pair of restaurant brands with existing multi-location operations elsewhere.

That distinction matters more than it sounds: both brands are bringing experience from existing locations to a new Simpsonville address.

Two Businesses, Eight Locations Between Them

NEAT Bourbon Bar is opening its fifth location at 123 E. Curtis St., joining existing spots in downtown Greenville, Greer, Mount Pleasant, and Myrtle Beach, according to reporting from SC Biz. Owner Howard Dozier's concept pours from a list of more than 300 bourbon and whiskey selections, and the bar was recently named one of America's Top Whisky Bars of 2026 by Whisky Advocate. Those existing locations give NEAT an established presence across several markets.

Indigo Kitchen is the second half of the building, and it's making the same kind of move. Owners Premal and Sonal Desai built the concept around Indian street food, first at The Silos in downtown Easley, then at The Commons at Unity Park in Greenville, where the restaurant landed a spot on The Infatuation's list of the 12 Best Restaurants in Greenville. Curtis Street will be location number three.

Here's the part that separates this deal from a routine two-for-one lease. Indigo Kitchen owner Premal Desai is building a menu of small plates designed specifically to pair with bourbon, a collaboration the two brands are describing as the first of its kind between them. That's not two tenants who happened to sign the same week. That's a joint concept built around sharing a wall.

The Building Itself Is Being Rebuilt Around the Idea

A group of local investors bought the former boutique building and is subdividing and renovating it to fit both concepts, according to reporting from the Upstate Business Journal. The lease-up was announced in late May, and both businesses are targeting an early 2027 opening. That timeline means the corner is still mid-renovation right now, in the fall of 2026, so anyone walking past Curtis and Hedge this season is watching the buildout in progress rather than a finished storefront.

The lease announcement pointed to a forward-thinking building owner, two of the most talked-about operators in the Upstate, and a location in the path of significant new development.

What's Proposed Next Door

The Curtis Street building sits adjacent to a proposed mixed-use redevelopment of the former City Hall site, which would include 80 apartment units and 18,000 square feet of retail if built as proposed. The redevelopment remains in the proposal stage, while both businesses are targeting an early 2027 opening.

In a report by Greenville Business Magazine, City Administrator Tee Coker framed the pairing as part of a larger pattern rather than an isolated deal. "The momentum in the downtown district driven by the growth of local businesses like NEAT and Indigo Kitchen shows the energy and appeal of Simpsonville and the strong sense of community that attracts business owners and patrons alike," Coker said, adding that the city looks forward to seeing both businesses "become part of the fabric of downtown Simpsonville."

The Corner Isn't an Outlier

Curtis Street isn't the only place downtown Simpsonville has picked up new dining options this year. Yelp's running lists of new and recently opened restaurants in Simpsonville, last updated through the summer of 2026, include names like Ember Steakhouse and Melrose Market alongside longer-established spots. None of those openings carry the same documented, multi-location résumé as NEAT and Indigo Kitchen, but they point to the same direction: downtown Simpsonville is adding dining inventory faster than it has in recent memory, and Curtis Street is where the most established names chose to land.

That's the pattern worth naming plainly. A downtown corner is welcoming a fifth location of a regional bourbon bar and a third location of a restaurant with a citywide "best of" credit. The former boutique building has been bought and is being subdivided to fit the two concepts, and the adjacent City Hall redevelopment remains in the proposal stage.

What Changes for the Blocks Around It

For anyone who already lives near downtown Simpsonville, the practical takeaway is less about any single restaurant and more about what a corner like this signals for the rest of the district. The arrival of multi-location concepts brings another kind of experience to the district. It also tends to draw evening and weekend foot traffic earlier than a slower, more experimental buildout would, since both brands arrive with an existing customer base that already knows the names.

The corner of Curtis and Hedge won't look like much until early 2027. Right now it's scaffolding, a subdivided floor plan, and a building permit in process. But the businesses moving in have already answered the question a lot of new downtown openings leave open, which is whether anyone will actually walk through the door.
